Following our recent chat, we've been putting some thought into how we can grow your Instagram into something people genuinely want to follow, not just another agency page. The idea is simple: your account becomes a real voice in the neighbourhood, giving people a reason to check in that has nothing to do with buying or selling, while quietly building you into the trusted local name people think of first when they are ready to move. Below are the ideas we have come up with, along with a few packages to get started.

OUR VISION
Right now, most estate agency content looks the same. Listings, a few photos, an agent talking to camera. It is easy to scroll past because it gives people no reason to stop.
We want to flip that. Think of your Instagram less like an agency page and more like a local newsletter, one that people actually look forward to reading. It has the neighbourhood tips, the familiar faces, the odd opinion people cannot help but weigh in on, and yes, it happens to have a property section too. That is where you come in, not as the agent selling to them, but as the neighbour who happens to know everything worth knowing about the area.
This is also just an extension of what you have already built in real life. The shopfront was never just a shopfront. Adding a coffee shop for the public turned LMA from a place people walk past into a place people walk into. The content should do the same thing online, making people feel like they know you and want to be part of what you are building, long before they ever need an agent.
OBJECTIVES.
Be seen regularly by the right people — landlords and property owners who are already thinking about short-letting but haven't made a move yet.
Build enough trust online that when they're ready, you're the obvious call.
Create a content library that works across Instagram, Facebook and your website — not just for new leads but for the clients you already have.
Start small, prove what works, then build a consistent flow from there.
OUR IDEAS
1. Local Spotlights
You visit local businesses on the strip, trying what they offer and having a short, easy chat. Same handful of quick questions each time, so it stays fast to film and familiar to watch, while every business brings its own personality to the answers. It builds real goodwill with your neighbours and gives you natural reach into their audience too.
2. Living Rent Free / Hot Takes
Filmed in the LMA café, guest and host sat across from each other, takeaway coffee cups doubling as microphones. It has the feel of a proper sit-down chat, but the format is fast, easy to watch, and built for scrolling.
Hot Takes
A guest is given a simple either/or, something people have a genuine opinion on but is not really controversial, just subjective. Open plan or separate rooms. Carpet or hard flooring in a bedroom. Period features or a full modern renovation. They give their take and say why, quick and off the cuff.
Then it comes to you. Do you agree or disagree? That is the hook that keeps people watching, and it gives you a real, recurring voice in the series rather than just hosting it.

Living Rent Free
A different kind of question. Rather than an either/or, the guest is asked what is living rent free in their mind, tailored to their trade so it always lands somewhere specific and real.
Builder: What's the craziest renovation you've ever worked on that's still living rent free in your mind?
Flooring fitter: What's the worst thing you've ever found hiding under a floor?
Interior designer: What's a design choice you saw once that you are still obsessed with?
Painter/decorator: What's the maddest thing you've ever found painted over?
Gardener/landscaper: What's the wildest garden transformation you've ever pulled off?
Architect: What's a layout or feature you saw once that you still think about?
Once they've told their story, it comes back to you with a simple line. Have you got one that beats it? It gives you room to bring your own stories into the series, keeps you an equal part of the conversation rather than just the host, and sets up a bit of friendly one-upmanship that's fun to watch.
Guests
Both segments draw guests from the property world, builders, interior designers, flooring fitters, gardeners, architects, anyone whose trade gives them a genuine opinion or story worth hearing. Between the two of us and our BNI network, there is no shortage of credible local names to bring on, and it works both ways. It is a fun, easy appearance for them, with real exposure to your audience in return.
3. Signs That
A tips section, just framed in the same familiar, scrollable language as everything else. Quick, practical signs for buyers and sellers alike. Signs it is a good time to sell. Signs a house has good bones. Signs you have found the one. Simple to film, easy to save and share, and it keeps you front of mind as the person who actually knows what she is talking about.
